There's no single "correct" value for a home — there's a defensible range, plus the price the next willing buyer actually pays. Algorithmic estimates from Zillow and Redfin are starting points, but they miss recent renovations, hyper-local supply changes, and the qualitative differences between two otherwise-comparable houses. A real estimate triangulates three to five recent sales of genuinely similar homes within the last 90 days.
The Comparable Sales (Comps) Method
Professionals price homes by finding 3-5 comparable sales — not active listings — within a half-mile in the last 90 days, then adjusting for differences:
- Lot size: ±$50-200/sqft of land difference depending on market
- Square footage: ±$200-700/sqft of living area
- Bedrooms / baths: $10-30K per extra bedroom, $15-40K per extra full bath
- Recent renovation: kitchen +$30-80K, primary bath +$15-40K, full repaint +$5K
- Condition: 'turnkey' vs 'needs work' is often a $50-150K spread on the same floor plan
Why Online Estimates Disagree
Zillow Zestimate, Redfin Estimate, and Realtor.com routinely differ by 10-25% on the same property. Each uses a different model, weight, and data feed. For a homeowner thinking of selling, the right move is to:
- Take the median of all three online estimates as a baseline
- Run a comp search yourself in MLS or Zillow, filter to closed sales in last 90 days
- Manually adjust for known differences (your kitchen is 5 years newer than comps, etc.)
- Get one or two free in-person broker valuations for a market-aware sanity check

Days on market and presentation drive the gap between estimated value and actual sale price. The highest-leverage pre-listing actions:
- Professional photography ($300-500): biggest single ROI of anything you do
- Light staging ($1,500-4,000): 4-12% lift in offer prices on average
- Pre-inspection ($400-700): kills buyer-side renegotiation, lifts confidence
- Address obvious deferred maintenance: chipped paint, broken fixtures, dead landscaping
- Price 1-3% below the algorithm range to attract multiple offers
